Maintenance

Repairs & Maintenance
All general repairs and maintenance must be forwarded to our Agency in writing so we can act accordingly. Provide as much information as possible of the repairs needed as well as access authorisation for the repairs to be done. Please report maintenance via. chat on Ailo.

Paintwork on walls
The tenant agrees that any nails, screws, hooks, blue tack, sticky tape or tacks will be patched & painted back to the original condition on the Ingoing Condition Report.

Pets
Unless a pet is specifically approved on your lease, pets will not be allowed at the property without prior approval. You must fill in the Pet Application and Agreement found in the Tenancy Application.

Gardens
As stated in your Tenancy Agreement, you are responsible for the lawns and gardens unless otherwise stated. This means watering, weeding, trimming and mowing. Seek advice from your property manager before removing any plants or pruning large bushes/trees and take note of relevant water restrictions. We are happy to recommend a garden maintenance tradesperson if you would like to accept responsibility for costs.

Routine Inspections
We carry out routine inspections on all our properties approximately every three- six month and will advise you in writing prior to the inspection date.
We always suggest not to wait until an inspection to point out any maintenance problems or other concerns you may have.

Contents Insurance
We advise ALL TENANTS to insure their own contents as they are not covered under the Lessor’s policies.

Ingoing Condition Report
This is a binding document outlining the condition of your property and is very important form when you are moving into a rental property. It must be filled out by both the tenant and agent to ensure both parties agree to the condition of the property. We supply you with the Ingoing Condition Report when you pick up your keys at the start of your tenancy. This includes our comments, you then have 7 business days to return the completed condition report with any further comments. At the time of vacating, you will be required to complete an Outgoing Condition Report that will be compared with the ingoing condition report. Our office will provide this to you in due course.

URGENT REPAIRS INCLUDE:

  • A burst water service
  • A blocked or broken toilet (if there is no second toilet)
  • A serious roof leak
  • A gas leak - immediately turn the gas off at the meter
  • A dangerous electrical fault
  • Serious flood, storm or fire damage
  • A failure of the gas, electricity or water supply
  • Any fault or damage that causes the premises to be unsafe or not secure

By submitting this request you agree that if the maintenance issue is a fault caused by yourselves as the tenant by way of negligence, error or failing to check something yourselves then the you will be liable for the invoice cost for the call out or repairs. This invoice will be sent directly to yourself as the tenant from the servicing trades person or agency.
