Rental Arrears Policy
We have a Zero Tolerance Policy when it comes to rent arrears. As such, we deal with arrears in accordance with legislation requirements, as follows:
Length Of Arrears & Action Taken
1 – 3 Days - SMS / Email / Phone reminder
4 – 7 Days - Phone call / email / letter for payment plan
8 – 14 days - Formal breach issued.
15+ days - Notice to Vacate rental premises
If a Termination Order is granted from Tribunal you will likely incur additional costs for Breaching your Residential Tenancy Agreement as well as other possible consequences.
Other Tenancy Breaches
Tenancy breaches are taken very seriously by our office. This includes failure to pay rent on time, failure to pay water usage, failure to maintain lawns and gardens, unauthorised keeping of pets, and noise/disruption to neighbours.
If a breach notice is issued by our office it will be kept on file for future reference. This will also be disclosed in future rental references. Any breach notices not rectified within the specified date range may result in a termination notice being issued.
