Gold Coast City Council

In the past 5 years to 2024, Gold Coast City Council saw 67.8% growth in median house price, with an average growth of 13.6% per annum.

Q4 2024 saw the market reached its peak, with the median house price climbing to $1,180,000. Since Q3 2023, house sales remained strong, exceeding 2,000 sales per quarter. A persistent stand-alone housing market undersupply has created a buffer against higher interest rates, which resulted in price growth.

Gold Coast City Council plans to see approx. $11.0B of residential projects in 2025, adding 8,592 units, 1,087 townhouses, 49 dwellings and 1,713 vacant lots.

In Q4 2024, 3-bedroom houses and 2-bedroom units saw the highest annual rental growth, of 2.6% and 9.1% respectively; at a median rent price of $800 and $720 per week.

Tweed Shire Council

In the past 5 years to 2024, Tweed Shire Council recorded a 66.9% growth in median house price, or an average annual growth of 13.4%. Although Tweed Shire recorded a slightly slower price growth rate than Gold Coast Council, it continues to offer strong growth potential and a more affordable entry price.

Median house price saw a decline in 2022-2023, due to higher interest rates. However, it rebounded to over $1 million median house price in early 2024, before steadily climbing to its peak of $1,160,000 in Q4. This presents an ideal opportunity for homeowners to sell.

Tweed Shire Council will see approximately $828.8M residential projects planned in 2025 pipeline; adding 367 units, 45 townhouses, 26 dwellings and 184 land lots. This is not enough houses, which will push up prices even higher (for all property types).

4+ bedroom houses and 2-bedroom units recorded the highest annual rental price growth, of 15.8% and 8.3% respectively; at $1,100 and $650 per week.
