In a hot market, like we're still seeing at the moment, although it has cooled off from what it was last year, we quite often hear of people saying I don't need an agent.
Why do I want to pay them for doing nothing? I'm going to sell my house myself. Although that may be a very interesting idea and something that may appeal to save a little bit of money, are you really saving money?
Well, here's a few stories that I've heard recently or things that have come across my desk that just made me think, oh dear, these poor people. They haven't quite gotten the result that they should have, and even one guy's been taken advantage of quite severely.
We saw a house sold recently here in Cannonvale. We sold one just down the road a little bit, and then we heard that the neighbor had sold their property to somebody they knew, and they sold it for around the same as the property we sold.
The kicker there is their one had a pool, so obviously, that comes at quite a premium at the moment.
Everyone is looking for a pool because you are melting outside.
So again, they perhaps didn't know the market, not quite sure what properties were selling for.
That's what agents can offer to people is we have a finger on the pulse of what things are selling for.
We know the prices that have been achieved before it's advertised to the market. So we can get you a premium on your property that you otherwise may not be able to get yourself.
Another one recently broke my heart a little bit, as somebody rang us for a little bit of advice. They, in our opinion, were being taken advantage of by the person in the scenario who didn't live in the area.
They were being coerced into signing a contract without any legal advice or having an agent involved that knows the ins and outs and things that can and can't be done.
Please be mindful that you are employing professionals to act on your behalf.
Someone once said to me that if you needed open-heart surgery, would you go to your local GP? Probably not. You'd want the best heart surgeon in the country working on you.
Perhaps think about your property as though it's a life and death thing like open-heart surgery and make sure you have someone through that process, ensuring the best outcome for you and that your needs are taken care of.
